My specialty is designing vacation rental properties. My goal is to give my clients that relaxing, coastal chic look that is so popular on 30A without as high of a price tag as you would pay if you walked into a furniture store on 30A. My second goal is to maximize my client’s rental revenue through design. If your property stands out from the competition, you will not only get more bookings, but you will also get repeat business from year to year. Numerous clients have testified that my renovations have significantly improved their rental income.
One thing that makes me stand out from the competition is that I am not commission based. I receive discounts through numerous online and local vendors (ranging between 5-35% and sometimes more!) and those discounts are always extended to my clients. Whatever I pay for a piece of furniture, you will pay the same. This allows me to always have my client's best interest in mind and not the size of my commission.
Package Options:
Renovation and/or Updating Projects: I will update every aspect of your existing vacation rentals from furniture to paint to floors to kitchen to bathrooms…all depending on the scope of the project. This is a full turn-key service where all aspects will be taken care of for the client. This typically includes complete re-design of all rooms requested by owner which can include (but aren’t limited to) bedrooms, living spaces, dining spaces, outdoor spaces, playrooms, kitchens, common areas, bunk rooms, bathrooms, entryways, and hallways. This package also includes coordinating the delivery of all new furniture, coordinating and meeting all third party vendors or contractors included in my quote, designing, shopping for and ordering all furniture, artwork, hardware, rugs, etc., handling and managing any issues that may arise with the furniture, and 1-2 E-designs depending on the scope of the project.
New Construction Projects: I will work closely with the builder during every step of the building process. I help take the guess work out of the design-build process and ensure that selections are made when the builder requests them to help the project run efficiently and on time. Custom selections for every aspect of the home will be taken into consideration and chosen carefully by the designer with the approval of the owner. These selections include, but are not limited to, cabinetry, backsplash, tile, lighting, hardware, appliance packages, interior and exterior paint colors, flooring, countertops, showers and baths, lighting, roof material, exterior door designs, exterior tile design, exterior pool design, and exterior brick/stone/stucco design. Once the build is close to being completed, then I will design the interior of all rooms, shop for and order all furniture, artwork, hardware, rugs, etc., handle and manage any issues that may arise with the furniture, provide one to two E-designs depending on the scope of the project, and coordinate the delivery of all new furniture.
Add-on Services: A) Hourly Consultation Services: I do offer hourly consultation appointments. These are dependent of the availability of my schedule and are geared towards clients who can handle most everything, but need advice on choosing paint colors, selection of furniture pieces, how to arrange the furniture, images for inspiration, etc. B) E-design services- Edesign is a way for you to get a digital room design for a flat fee (ranges $300-700 per room depending on size). This service includes an e-design board and links to all of the products I have chosen for your space plus some instructions on how to implement the design.You would be responsible for ordering everything, getting it into the home, and setting it up. **I can offer an image of an Edesign board if needed.
